Your Questions About Foreclosures Nyc

Chris asks…

Does anyone know of a good way to find foreclosed apartments in NYC without paying for the info?

New York City is a tough Real Estate market. Does anyone know if foreclosures even exist here? If so, where does one get the info on foreclosures without paying for the information or through a reputable source like a bank who holds the defaulted mortgage loans? Also I am not a first time home buyer. What government programs are there to help someone buying again? Sally Mae was great my first time out, but what do I do if I want to buy a second time?

Foreclosures are a matter of public record. Go to your courthouse and ask for the lists. That is, also, where the sale is conducted.

Jenny asks…

It is called a les pendens list from the county court house--yes. Contact property appraisers office and property taxes for a list of les pendens. This is porperty that will come up for foreclosure unless the owners work out a deal with the mortgage holders. Some up to 2/3 's may fall off the list before they are actually foreclosed on. But you will able to drive by and see or do area comps on the properties listed. Then when they go for sale on the court house steps on the foreclosure you will have an idea of what to bid. You will need to have cashier checks, cash or money orders to buy the property on the court house steps. Good luck!
